Marketing for Senior Living Communities - Fill Beds, Keep Standards

We run senior.living.community, the directory families use to research senior care - which means we spend every day watching how families actually search, what they click, and what makes them pick up the phone. This page is for the people on the other side of that search: the communities.

How this stays honest: buying marketing services from us changes nothing about your directory listing. It buys no ranking boost, no badge, no richer profile, no faster corrections, and no influence over the official-record and review links we show - clients and non-clients get the exact same treatment, and no one on our editorial side is paid based on whether a community becomes a marketing client. Any community that has a paid relationship with us will carry a plain disclosure on its profile. We don't accept referral commissions and we never sell placement.

Most senior living communities can’t justify a dedicated digital marketer. So marketing gets done in the gaps - a brochure refresh here, a boosted Facebook post there, and a referral- platform invoice for $3,000-6,000+ every time a bed fills. There’s a better way to spend that money, and it isn’t complicated: reach the families who are already searching for exactly what you offer, in your city, this week - and give them a website that answers their questions instead of hiding the ball.

What full occupancy actually buys you

An empty bed at $6,000 a month is roughly $200 a day that never comes back. But the bigger prize isn’t filling this month’s vacancy - it’s demand that consistently exceeds your capacity. A community with a waitlist doesn’t market from desperation. It admits the residents it can serve best, families start their relationship with confidence instead of a hard sell, reviews improve because fit improves, and those reviews bring the next wave of families. Quality and occupancy aren’t competing goals; done right, each one feeds the other.

That flywheel is what we build marketing around - not clicks for their own sake.

The programs

Ad Grant Management - for nonprofit communities. Google gives eligible 501(c)(3) organizations $10,000/month in donated search advertising, and most nonprofit communities never collect a dollar of it. We secure the grant and run it: $2,000/month, 6-month minimum. If we can’t get your grant approved, you owe nothing. If your campaigns don’t reach the traffic minimum, the setup fee comes back. For-profit communities get the same management on a conventional ad budget.

Website Optimization - traffic only matters if it converts. We audit and fix the things that quietly cost you tours: slow pages, confusing care-level language, pricing walls, buried contact paths, missing trust signals.

Website Rebuild - when the current site can’t be saved economically, we build from the ground up: fast, clear, structured for both search engines and the AI assistants families increasingly ask first. Optimization designed in beats optimization bolted on.

Free: what actually works - our honest playbook on channels, reviews, reputation, and training your own tour team. No charge, no email wall. If you only read one page, read that one. And see the cost comparison for what a targeted visitor costs next to TV, radio, mail, and per-placement referral fees.

Hiring & Program Marketing - the two problems every operator names first are staffing and programming, and both are marketing problems more than communities realize. The same targeted campaigns that bring families can bring caregiver job applications - recruiting pages that actually rank, ads aimed at CNAs and med techs in your commute radius, and a career page that converts. And for resident life, we help you find and market the programs that keep minds and bodies engaged: connecting with local providers - salons, yoga and chair-fitness instructors, music and dance programs, visiting services - and standing up the landing pages and lead forms that bring them to you. Tell us what your community needs; we’ll build the campaign that finds it. (Retention still starts inside the building - see the staffing section of our free playbook - but a full applicant pipeline changes everything about how it feels to run one.)

One community per market

We take one client community within a service radius - we will not run campaigns for your direct competitor down the street without your approval. Your marketing shouldn’t cannibalize itself, and neither should ours. If your community reaches the demand it can serve and you’d rather see overflow go to another local community that does good work, that introduction is yours to make - communities that do right by residents deserve the business, and the ones that don’t will feel it.

Why us

Start with an email: marketing@senior.living.community - tell us your community’s name and what’s frustrating you about your current marketing. We’ll tell you honestly whether we can help, and the first conversation is free either way.
