Terms of Service

These Terms of Service (“Terms”) govern your use of senior.living.community (the “Site”), operated by Senior Living Community (“we,” “us”). By using the Site, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the Site.

1. What this Site is - and is not

The Site is an informational directory and education resource about senior living communities and related topics. It exists to help families research; it is not a substitute for professional advice or your own verification.

• We are not a referral or placement service. We do not arrange placements, accept placement or referral fees, or receive commissions when anyone moves into a community.
• We do not provide medical, legal, or financial advice. Content about care levels, health conditions, government benefits, insurance, taxes, or law is general education only. Decisions in those areas belong with the licensed professionals involved - physicians, attorneys, and benefits counselors.
• We do not endorse, recommend, or rank any community. Listings appear alphabetically. Nothing on the Site is a recommendation to choose - or avoid - any community.
• We are not affiliated with any facility we list unless a page expressly says otherwise.

2. Accuracy of information - verify everything independently

We work to keep listings accurate: facility details are checked against public sources and current listings, and each profile shows the date of its last review. But senior living changes constantly - ownership, staff, services, prices, licenses, and availability can all change the day after we check.

We therefore make no guarantee that any information on the Site is accurate, complete, or current, and you must independently verify all information - directly with the community and with the official government sources we link to - before making any decision. This especially includes care capabilities, staffing, pricing, and license status. Never make a placement decision based on this Site alone.

If you find an error, please tell us at listings@senior.living.community - we correct verified errors promptly.

3. Ratings, reviews, and official records

We do not publish ratings, scores, reviews, or characterizations of any community’s quality or regulatory record. Instead, profiles link to primary sources - Medicare Care Compare, state licensing agencies, and third-party review platforms - where you can read the current record yourself. Some profiles include a note encouraging you to read the official record especially carefully; that note says nothing about what the record contains, and you should always read the source directly.

4. Third-party websites and content

The Site links to websites we do not control, including government databases, review platforms, and communities’ own websites. We have no control over, and assume no responsibility for, the content, accuracy, availability, or practices of any third-party website, including any reviews or ratings hosted there. We are not the publisher of third-party content, a link is not an endorsement, and content reached through a link is governed by that site’s own terms and privacy policy. Any dispute about a third-party review or record belongs with the platform or agency that hosts it.

5. Community-provided content and listing terms

Communities may claim their listing and provide information, answers, and photos (“Community Content”). Community Content is labeled on the Site (“From the community”) and attributed to the person who provided it, with their name, title, and date. By submitting Community Content, you (and the community you represent) agree that:

• You are authorized to speak for the community, and you consent to our verifying that with the community’s management, its state license record, and its published phone number before anything is published. Nothing is ever published from an unverified person.
• Your content is accurate at the time you submit it, and you will send corrections when material details change.
• You own or control the rights to everything you submit, including photos, and you grant us a non-exclusive, royalty-free license to publish, format, and display it on the Site in connection with your community’s listing. You can ask us to update or remove your content at any time.
• Photos of identifiable people require the written consent of those people (or their legal representatives), which you confirm you hold. See our photo guidelines.
• You consent to attribution - your name, title, and submission date appear with your community’s listing.
• Process, not incidents. Where we ask about complaint handling, we ask about your process only. Do not submit details about any specific incident, resident, family, or employee; we will not publish them.
• Your content follows our Content Guidelines - no specific incidents, complaints, or individuals; no comparisons to or denigration of other communities; specific, honest descriptions of what your community does.
• We may edit for format, clarity, and guideline compliance, decline, or remove any Community Content or image at our discretion. We show you what we plan to publish before it goes live.
• Listing management is currently free. We may introduce a charge for the editorial work in the future; if we do, it will never buy placement, ranking, or favorable treatment (see Section 6), and we’ll tell claimed communities before any change.

6. Placement is never paid - and paid relationships are disclosed

No community can pay to be listed, ranked, featured, or placed above another, and no payment of any kind changes what a listing says. We offer separate, optional marketing services that communities may purchase; that work never affects the directory, and any community with a current paid relationship with us will have that relationship disclosed plainly on its profile.

7. Your use of the Site

You agree not to:

• scrape, harvest, or bulk-download Site content or data for republication or resale;
• use the Site to harass any community, resident, or person, or to build profiles of individuals;
• submit false, misleading, or infringing content, or impersonate a community or its staff;
• interfere with the Site’s operation or attempt to gain unauthorized access;
• frame or mirror the Site, or use our name or branding, without written permission.

We may suspend or refuse access, and remove any content, at our discretion.

8. Intellectual property

The Site’s original content - guide text, descriptions we wrote, illustrations, design, and code - belongs to us or our licensors and is protected by copyright. You may view, print, and share pages for personal, non-commercial use with attribution. Facility names and trademarks belong to their owners; their appearance in the directory is factual reference, not affiliation. Community Content belongs to the community that submitted it, licensed to us as described above.

Copyright complaints: if you believe content on the Site infringes your copyright, email listings@senior.living.community with the identification of the work, the URL of the allegedly infringing material, your contact information, a statement of good-faith belief that the use is unauthorized, and a statement, under penalty of perjury, that you are the owner or authorized to act for the owner. We respond to valid notices promptly, including removal where appropriate.

9. Disclaimers

THE SITE AND ALL CONTENT ARE PROVIDED “AS IS” AND “AS AVAILABLE,” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING WARRANTIES OF ACCURACY, COMPLETENESS, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR SECURE, OR THAT ANY LISTING REFLECTS A COMMUNITY’S CURRENT SERVICES, QUALITY, LICENSURE, OR AVAILABILITY.

10. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, WE WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, OR FOR ANY LOSS OR HARM ARISING FROM (a) YOUR USE OF OR RELIANCE ON THE SITE OR ITS CONTENT, (b) ANY DECISION MADE BASED ON INFORMATION ON THE SITE, INCLUDING ANY CARE OR PLACEMENT DECISION, (c) ANY THIRD-PARTY WEBSITE, CONTENT, OR SERVICE, OR (d) ANY ACT OR OMISSION OF ANY COMMUNITY LISTED ON THE SITE. OUR TOTAL LIABILITY FOR ANY CLAIM RELATING TO THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100). Some jurisdictions do not allow certain limitations; in those jurisdictions, these limits apply to the fullest extent permitted.

11. Indemnification

If you submit Community Content, you agree to indemnify and hold us harmless from claims, damages, and reasonable costs arising from that content - including claims that it is inaccurate, infringing, or was submitted without authority or required consents.

12. Changes, termination, and general terms

We may update the Site and these Terms; the effective date above reflects the latest version, and continued use after a change is acceptance of the updated Terms. We may discontinue any part of the Site at any time. These Terms are the entire agreement about the Site; if any provision is unenforceable, the rest remain in effect. These Terms are governed by the laws of the United States and the state of our principal place of business, without regard to conflict-of-law rules; courts located in that state have exclusive jurisdiction.
